How to make dirt map

Hi everyone,
it's a week I've started using Blend4web and looking at the material library I've noticed the use in some materials of "dirt map"

is there a way to make them directly with blender for any kind of custom mesh or these kind of maps are hand-painted any time differently? Sorry if it's a dumb question but I'm struggling to achieve a good realism on materials!

Dirty map it's just a texture where you expext the dirt will be places on your objcet, so you can make them with different technics:
1. Painting vertex color
2. Baking AO
3. or hand painting directly on a mesh!![]( "winking")
We used all.
